Awaab's Law — formally the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025, made under Section 42 of the Social Housing (Regulation) Act 2023 — sets legally binding repair timescales for registered providers of social housing in England.

Phase 1, in force since 27 October 2025, covers emergency hazards and significant damp and mould. Emergency hazards must be investigated and made safe within 24 hours. For significant damp and mould, landlords must investigate within 10 working days of the report, complete safety works within 5 working days of the investigation concluding, and provide a written summary to the tenant within 3 working days. This calculator currently covers Phase 1 hazard types.

"Working day" is defined in regulation 2 of the Regulations as "any day other than— (a) a Saturday or Sunday, (b) Christmas Day or Good Friday, or (c) a day which is a bank holiday under the Banking and Financial Dealings Act 1971 in England and Wales" — Christmas Day and Good Friday need their own limb because they are common-law holidays in England and Wales rather than 1971 Act bank holidays. This calculator accounts for all three limbs automatically — a detail that spreadsheets routinely get wrong when bank holidays fall mid-week.

Phase 2, in force from 30 November 2026, extends the same framework to excess cold, excess heat, falls, structural collapse, fire and explosions, electrical hazards and domestic hygiene — with FSO-regulated communal fire hazards in buildings of two or more dwellings carved out of scope. Phase 3 will cover the remaining HHSRS hazard descriptions except overcrowding; no commencement date has been set for it (GOV.UK's Phase 1 guidance said 2027; its Phase 2 guidance gives no year).
