How Awaab's Law Deadlines Work

Awaab's Law — formally the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025, made under Section 42 of the Social Housing (Regulation) Act 2023 — sets legally binding repair timescales for registered providers of social housing in England.

Phase 1, in force since 27 October 2025, covers emergency hazards and significant damp and mould. Emergency hazards must be investigated and made safe within 24 hours. For significant damp and mould, landlords must investigate within 10 working days of the report, complete safety works within 5 working days of the investigation concluding, and provide a written summary to the tenant within 3 working days. This calculator currently covers Phase 1 hazard types.

Working days exclude weekends (Saturday and Sunday) and England and Wales bank holidays. This calculator accounts for these exclusions automatically — a detail that spreadsheets routinely get wrong when bank holidays fall mid-week.

Phase 2, expected in 2026, extends the same framework to falls, fire, electrical hazards, excess cold and heat, structural collapse, explosions, and hygiene hazards. Phase 3, expected in 2027, covers all remaining HHSRS hazard categories except overcrowding.
